An international real estate development group is undertaking one of the most ambitious luxury residential and hospitality developments in Southern Europe, located on a prime beachfront site in Costa del Sol.
The project covers a big area and combines exclusive luxury residences, hospitality facilities and premium amenities, setting the highest international standards in design, construction and quality.
Misión
Reporting directly to the Managing Director Development, you will lead the hotel and amenities programme from design through construction, opening and handover. You will be accountable for five connected priorities: design, schedule, budget, quality and turnover.
This is a 360° leadership role. You will build a small project management team and coordinate architects, engineers, interior designers, contractors, the hotel operator and specialist advisers. Separate lead project managers will oversee the residential components and urbanisation works.
Funciones
• Lead the design process from concept to construction documents, coordinating consultants and managing the operator’s review and approval process.
• Ensure that brand standards and technical requirements are reflected in the design, while optimising the guest experience, back-of-house operations, buildability and material choices.
• Own the programme from design freeze and permitting through tendering, construction and opening. Identify risks early and drive the decisions needed to protect the critical path.
• Manage the hotel and amenities construction budget, cost plan, cash-flow forecast and change-control process.
• Lead tendering, evaluate proposals, negotiate with contractors and oversee contracting.
• Safeguard construction and finishing quality throughout delivery.
• Coordinate commissioning, statutory completion, acceptance, technical handover, the pre-opening programme and the subsequent defect liability period.
Perfil
• A master’s degree and at least 15 years of experience in real estate development or construction project management, including several years in a lead role.
• Proven experience delivering a large-scale development through the full project cycle, from design to handover.
• Experience working on the developer’s or owner’s side.
• Strong leadership and decision-making skills, with the ability to align multidisciplinary teams around shared priorities.
• Commercial judgement, cost awareness and strong negotiation skills.
• Familiarity with the Spanish market and permitting processes.
• Fluent English.
• Ability to be based in the Marbella area, or willingness to relocate.
